Guide to London Fields

Broadway Market and London Fields have a village vibe during the week before becoming a centre point for socialising at the weekend, with its famous Saturday food market, park beers and BBQs combined with a bevy of craft breweries and pubs. One of our personal favourite locations within the borough.

On Saturdays, the food market is bursting with flavours, sounds, smells and activity. During the week you’ll see the locals wiling away the time in the 70 something cafes, restaurants, boutiques and galleries along the street.

It’s even said that Broadway’s Cat & Mutton was the inspiration behind the famous Eastenders pub, the Queen Vic.

A place of beauty in the summer sun or the cold of the winter, London Fields is situated in the heart of Hackney and is an ideal location for city dwellers that enjoy a taste of the outdoors without wanting to sacrifice their urban habits.

The fields themselves cover over 30 acres and have been in use since around 1540. An especially popular venue for cricket in the summer, the fields also have a BMX track and tennis courts, not forgetting the table tennis tables for the less athletic.

London Fields Lido is one of the wonders of the capital; it is the only Olympic-sized outdoor heated swimming pool in London. As the summers continue to improve (excuse our optimism), the lido is a great place to have on your doorstep.

Many of the large Victorian properties around the fields are spacious and luxurious and consequently, always highly sought after. Broadway market just south of London fields is famous for its restaurants and nightlife, we have listed some of our favourites below.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
