One of our personal favourite parts of our marketing is the dolls house. This allows viewers the opportunity to immerse themselves virtually and walk their way through each area of the home. They can even measure to see if the all-important sofa fits using the tools provided, saving unnecessary time wasted for both parties.

We advertise on Rightmove, Zoopla, On The Market and Boomin all being hugely important for the London market. We invest heavily with banner advertising increasing interest by up to 50%. We will offer a ‘sneak Peak’ of your property via our social media accounts with a professionally edited walk through. We understand how crucial social media marketing is and have sold or let numerous homes before they reach the market with this method.

The best way to show off your home is by letting us do the work. We advise owners to be out and leave it to us, as viewers often want the opportunity to walk and talk freely - which cannot always be achieved when you are there. We are well armed with the key points of your home and will be sure to provide these to each potential viewer. We always call you after each showing to give you the all-important feedback and any recommendations moving forward.

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
